The JobsOhio Ohio Site Inventory Program’s (OSIP), main goal is to fill gaps in Ohio’s real estate inventory by supporting speculative sites and building development projects that do not have an identified end user. OSIP helps companies accelerate timelines, focus investment on actual buildout and identify sites that are prepared for growth.

Is Your Business Eligible?
The JobsOhio Ohio Site Incentive Program offers grants and low-interest loans to support speculative site and building development projects with no identified end user.
Eligible companies must meet these requirements:
- Clearly identified lead development entity
- Phase I Environmental Site Assessment (ESA) completed
- Phase II ESA must be completed if the Phase I recommends it
Success Stories
FAIRFIELD TRADE CENTER
NorthPoint Development, in collaboration with the City of Fairfield, transformed a previously underutilized 82-acre site into the state-of-the-art Fairfield Trade Center. Supported by a $1M OSIP grant from JobsOhio, this initiative addresses a critical shortage of large-scale industrial space in the Cincinnati region.
BUTLER TECH AVIATION EDUCATION HANGAR
Butler Tech partnered with the City of Middletown and received a $1 million OSIP grant to construct their Aviation Education Hangar. This cutting-edge, $15 million facility at the Middletown Regional Airport will span 28,000 square feet and feature expansive hangar space, classrooms, labs and offices.
